After over two years of searching to identify an opportunity, PepsiCo engaged SunCap to assist with site selection in a limited-option market. SunCap uncovered a handful of options to review with the client and ultimately was able to unlock a unique off-market land opportunity. The land transaction with the seller was complex, the development was incredibly challenging and nuanced, and the schedule was aggressive, but SunCap was able to deliver an amazing outcome for PepsiCo – on budget and ahead of schedule. The site helped the client not only expand their capacity in the market, but also optimize operations, supply chain, and fleet efficiency.
Reshoring and nearshoring are driving the largest wave of industrial infrastructure investment, with up to 30% of U.S. industrial space expected to serve manufacturing uses within two years. For occupiers, that means purpose-built, build-to-suit development has never been more essential to competitive supply chains.
Power availability has become the single most critical constraint in industrial site selection, driven by explosive data center growth, increasingly automated warehouses, and the electrification of logistics fleets. This has strained the utility capacity in key distribution markets, making site selection and due diligence paramount for a project’s success.
