Executive Spotlights

Ina Lamparello, Director of Business Development – Jacksonville, FL

Joe Sweet, Director of Business Development – Richmond, VA

Ina Lamparello and Joe Sweet offer extensive experience delivering complex advanced maufacturing, warehouse, and distribution construction projects across the United States. They work closely with clients from initial planning through project completion, helping organizations navigate growth with a collaborative, design-build approach.

"Successful  projects begin long before construction starts. Our job is to help clients  make informed decisions early, reduce risk, and deliver facilities that position their business for long-term success."

Success Snapshot

A client had a legacy property that was less than 50% utilized and wanted to downsize even further. Shareholders were pushing to see cost savings in the business, so we brought a solution. We are buying the campus to help them remove more footprint, reduce operating expenses, add amenity-based retailers and co-tenants, build them a new, more functional warehouse, and set them up for the next century of occupancy.

Perspective

The volatility and unpredictability of the market in the United States has affected the price of steel, disrupted the entire supply chain and caused a lot of misinformation to spread like wildfire. Because of this, the construction industry is seeing more “need it now” requests in the RFIs which means that the industrial sites that win the project have all utilities in place. The other advantage of site readiness is having a civil team engaged that can jump quickly to meet with the end user to finalize site plan and expedite the permitting process.

Challenges our clients face depend on their industry. If advanced manufacturing, then their power needs and rail access are their main challenges. If warehouse/distribution, their challenges are rising rent rates coupled with increased demand for space, as well as supply chain issues.

Partnership with CLC

It is critical for me to understand the pain points our customers have in regards to their facility, as well as learn their unique set of goals and needs for their future growth. CLC provides a face to face discussion with the decision makers, which fosters learning from both sides of the project.

I am  grateful for the relationships made through CLC, making my access to  facility owners and operators seamless which then provides more meaningful conversations and insights.

Success Case Study: When Turnbridge Equities needed a high-capacity urban logistics facility in the Bronx, ARCO Design/Build delivered a 700,000-SF speculative warehouse with two-story construction, 32-foot clear heights on both levels, 48 loading docks, 72 drive-in doors, four freight elevators, and 1,525 parking stalls. The result was a vertically efficient, last-mile-ready logistics center built to support modern distribution in a dense urban market.
